While a lot of builders are no longer building new-build homes in this current market, there are still some builders who have some specs to sell, or who will still take an order for a new-build home. If you are a buyer thinking of a new-build home as your next home, now you need the services of a licensed Realtor even more than ever to help you. A Realtor who is working on your behalf (the buyer) can help you to negotiate builder fees away , such as lot premiums, upgrades, and other items. If you do not use a Realtor to represent you , you may not be successful at getting some of these fees negotiated away on your own, and remember the builder will not pay you what they would have paid the agent who was representing you.
In Arizona real estate deals, there are two sides to each property purchase, the Buyer and the Seller. The agent for the buyer is paid for from proceeds the seller receives once the transaction closes escrow and is recorded at the county recorder’s office.
Typically it does not cost a buyer anything upfront, or out of pocket, to be represented by an agent. But remember that walking in to a Model Home’s open house without an agent will leave you unrepresented.
